    Don't forget there is VAT on EA's fat fees, so add 20%.

    Seems We got a great deal when we sold our place in August of last year - local agent -fixed fee £1500 plus vat- sale price was £330k. NO CONTRACT signed at all- just a shake if the hand that we'd give them minimum of a month to market it- they did most of the viewings too-

    Shame they can't all offer something similar-

    Fix in for 6-8 weeks - and then ask for a 1 week notice to leave (it makes sense)

    I would highly recommend you use an online agent - I used House Network last year and they were brilliant! Saved me well over £3000, and the customer service and whole experience was great. If you search you will see I have posted a few times about my experience with them. There are several online agents available, but I can only comment on HN and I researched all of them before I chose.

    You will find lots of people on MSE knocking online agents so I don't want to get into all that again. But if you PM me, I am happy to send you a full account of my experience with them, plus my affiliate code which you can use to get a 5% discount on any package you choose to take out with them.

    When my dad was negotiating with estate agents he managed to get a deal where instead of a fixed fee or a % of the whole selling price they had a higher % but only on the portion of the sale price over a minimum. He felt this gave them more incentive to work for a high selling price.

    We used emoov and they were fab. Communication was great. They phoned us straight away whenever someone called for a viewing and always requested feedback, even though they couldn't always get it - people ignore calls I guess. They were professional throughout and even though a lot of the time we would speak to different people within the team, the system notes were always thorough and up to date. The photographer did a great job and we were online within a few days. We liked that we did our own viewings too. I get so frustrated with other estate agents when I can't arrange us a viewing around work or childcare. Cant rate emoov enough - and they saved us £2k!!
