What If the item isn't sent back in same condition I sent it?
Then I wouldn't refund. Make it clear that it is their responsibility to package it well and send it back in same condition as they received it in. Send all communication via eBay message so if it does go to a dispute eBay can check and hope eBay side with you.0 -

be a bit careful here, if you dont refund and the buyer has sent it back tracked and escalate the case they will win with tracking and you will get a mark against your account0 -
