  • We sourced and fitted our windows, oak replacements for plastic in an old building, was never going to get FENSA cowboys involved...(not all of them)....and didn't want to pay for a council visit.....but just wanted peace of mind. 7 years down the line...still happy....and have a non enforceable paper trail !

    There is no need for a FENSA certificate. Get a decent local window company and they will do all the paperwork required.


    I spoke to FENSA last time I had windows done, and they were a waste of space, plus they wanted payment for the certificate. I couldn't see any value in it. I used a decent local company, that came with a 10 year guarantee, at 9 years, they happily came out and replaced a door lock and adjusted the hinge on the French doors.

    A decent window company automatically registers you with FENSA. It means your windows do not not need to have a building regs inspection.
  • What if the leasehold management of my block of flats did a job lot. Would be fensa be under my address or the management company because I can't find one on the the fensa website for it.

    A surveyor told me that FENSA certs were to prove that 'structural' windows were not removed from houses and replaced with PVC.

    He went on to say as long as a survey said the lintels were fine - and in place (as in no crackign or movement were evident) then FENSA certs were not necc.. although banks were twitchy and might desire an indemnity policy..

    Tigsly i dont understand your post . I dont know what a structural window is . I know of some houses without good working or without lintels . If thats what your saying there isnt a problem replacing them with pvc so long as done properly and conforms to regs . Unless he also went on to say the performance of the glass/window/ locks/ style/ location (may need toughened or pyro glass) The surveyor that told you isnt the brightest hi-vissa in the street . The house i fitted last summer never had lintels and never will have(no steel ; timber ; stone ;no headers, just tied and dashed) . If a fensa surveyor would check it He wouldnt know it has no lintels and would pass it fully

    I got the impression he was talking about a certain type of build - and that the structure of the build meant that the window was taking some of the strain...

    I dont think i'm explaining it well but this thread refers to what I was talking about!

    (the Surveyor did mention 1930 builds)
