Aerial blown off - tenant or landlord to replace?

I have had a phone call from my letting agent saying my tenants have emailed to say that the aerial has come down after the winds. I have looked through the tenancy agreement and can't find anything which mentions this. They haven't been good tenants with regards to prompt rent payment so I am inclined to take the line of if they want to watch telly then they should pay for the aerial. Does anyone know who is responsible for the aerial?

    Hang on, are you really saying that there is nothing in your tenancy agreement that you give to tenants about repairing/replacing broken fixtures and fittings? So if the boiler broke would you just leave them without heating and hot water?

    I think they were referring to no mention of the tv aerial...

    If it's not mentioned in the signed inventory then it's up to you if you fix it. They could easily use an internal one.

    Who put the ariel up, LL or tenants. I think if it was up when they took the property then you are responsible for it, it they had it put up they are responsible.
  • I think if they aren't good tenants and haven't been paying rent etc then it would be better to serve them notice than trying to punish them through not replacing the aerial.

    I don't think most tenancy agreements specify the aerial in anyway. But I once lived in a house which it transpired had no aerial which meant we couldn't get tv. The LL agreed to install one. I dont think it would be reasonable to ask a tenant to put in an aerial. Unless you accept that they will take it when they go I suppose.

    I was referring to the fact that the aerial isn't mentioned in the agreement. I had it put on the house when I lived there, the tenants didn't install one. Looks like I will have to replace it from the other comments.

    You'll have to replace it at some point. When these tenants move out, the new ones won't be happy that there is no aerial.

    Would you ask them to replace the letter box or door bell because it's not specifically mentioned in the tenancy agreement?

    Either:

    1) get rid of your tenants via a S21 or S8 Notice if you are not happy with the tenancy or

    2) keep them and maintain your property.

    Come on - stuff in the property gets bust, you fix it!

    (unless the tenants were responsible - did they climb up and pull it down......?)

    Anyway, your insurance should cover storm damage.

    Well whenever these tenants leave any new prospective tenants will probably be expecting a working ariel. So you might as well replace it now, even though it will benefit the existing tenants who you don't like.

    Normally you would be able to claim on your insurance for this anyway, wouldn't you? (storm damage).

    It doesn't have to be specifically mentioned, I doubt the electrics are, but you would replace those.

    Now that you know the aerial is broken and possibly loose if storm damaged you could also be in a bit of a pickle if it comes off and damages someone elses property. Aerials aren't expensive nor is it expensive to have them fitted/re-aligned if needed. Our rental property has an aerial in the loft space as due to the weather it would likely need re-fixing every winter.

    The aerial is the LL's responsibility. It has nothing to do with whether they are good tenants or not, it is part of the fixtures & fittings.
