how long did it take you to find a lodger?

i am a first time buyer. I am interested to know how long it took others to find a lodger? I realise it depends on area etc.

    If you are looking for a lodger especially if it is forming part of your plans to finance a property. You should be choosing your property with this in mind. e.g. transport connections etc.


    From your other threads, I think you have had an offer accepted on a place. Have you factored these into your choice of property ?

    i can afford the property without a lodger at the moment. I am thinking about getting a five year fixed mortgage, which would mean i am tied in for five years. Say i had an income cut in four years, then i may get a lodger. I am thinking long term.

    I mean is your property suitable for a lodger.


    Are you near public transport ? If not, do you have a parking space ?


    If the answer is no to both, I think you will find it difficult to find a lodger full stop.

    I have had lodgers for just over 5 years but not continuously. I usually find one quickly but I am in London and close to the tube. Just avoid the situation where the lodger income is essential . It may lead you to make the wrong choice of person and you could come to resent having one.

    with respect that is a how long is this bit of string in my hand question...depends on :
    - location - will single people have employment in the area and what to live in your exact locale
    - price and where you advertise
    - facilities on offer
    - whether they like you
    and what is happening in the world in 5 years time...

    not that it is relevant to you but the 3 lodgers I have had have each taken less than 4 days to replace with enquiries commencing as soon as the ad is out

    It took me 2 weeks to find a lodger as I had my property manager by my side.
