    I don't think there were any Building Regs in 1857!

    That would depend on where you live, building regs have been around since at least 1666, but in any case I doubt you have anything to worry about.

    Having said that, if the room was being used as a bedroom, I'd probably want to bring it up to the current standards, or at least as close as possible. Certainly from the safety point of view.
  • We have used it as a bedroom in the past, but now it is a hobbies room with a sofa bed in it for occasional use as a bedroom.

    We only wanted to know in case we sell it, whether we can market it as a three-bedroomed house.

    We too have an escape ladder, especially made for escaping from rooms with Velux windows.
