Sellers Building Survey failed to pick something up 2 years ago..

    e original surveyor stands, and the roof is safe for at least 5 years but we are where we are.

    Or not 5 years.

    If it's a known issue then it needs sorting.

    Walk away and if you haven't found anywhere by the time it's been sorted then reconsider this one.

    The obvious answer if you don't want to walk away is to reduce your offer by £10K and get the roof replaced after you buy.

    What sort of problem is this ?

    How many have been done in the area (go and knock on a few doors).

    Any obvious external changes when done.

    The roofs been there 40years chances are they are guessing when it will actualy fail. knock £10k off get under £250k thats 1/2 the loft conversion paid for from the savings.
  • I wouldn't be too hasty and get a couple more opinions on whether it is genuinely a problem.

    When we bought a Victorian terrace a couple of years back the homebuyers survey had a 3 for roofing, needs looking at, possible re-roof etc. We had a couple of roofers in that agreed with the surveyor (who obviously covers their own back when it comes to this sort of thing). We had a couple more that did a much more thorough check and all it needed was a bit of patching up - so £500 rather than the £10k+ we were quoted for the re-roof.

    4 years or so later it's still ok :)

    £10K sounds an awful lot for a re-roof. Are you sure that's a valid figure?

    This is another really valid point. When we called around roofers with out £10k initial quotes they asked whether we were having it lined with gold!

    Bottom line is that it's the vendors problem and for them to come up with a solution. Either fix or offer you a reduction to reflect the cost.

    Good luck with a claim against the surveyor, they'll fight that pretty hard but again not your problem.

    If your plan is to extend then a reduction might be good for you, just make sure it's a generous offer to cover everything.

    In the end the work was done by the vendor who has since taken the surveyor to court to reclaim costs.
    Cost of the repair was £4.5k, needed stripping back, new ladder rafter at each end, and then re-build on top.
