Is it ok to give vendor a copy of survey?

Hope someone can give their opinion.

DS has had a survey on a house he is buying and some issues have arisen the main one being the need for a further inspection of the roof for the timbers and chimney stack to be checked.


The vendor has asked for a copy of the report, which he has no problem letting them have, but should he do this?


Also would it be best to just let them have just the part re these areas, or the whole report, which does raise some other minor issues?

    It will make no difference to your son either way if he gives the vendor a copy, as long as he is happy to provide it.

    If there is works that require doing on a property and he is asking for a reduction then it is understandable why he is asking for a copy.

    There will be no downfalls to your son providing him with a copy. The surveyor is only liable for the person who purchased the report so he wouldnt be able to use it further anyway.

    I would always only copy the relevant parts of a survey showing the suspected defects to give to a vendor or an ea.

    If you give a full copy & your son pulls out for any reason, then the vendor is at an advantage because he/she has a full copy of a report that your son paid for. If quite a reasonable survey on the whole, then this gives the vendor a bargaining tool with any other prospective purchasers.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    My survey had a clause in it stating it was only to be used by me, and not disclosed to anyone else.

    I would allow them to see the relevant section within it but not give the whole thing to them.
  • It is normal that the terms and conditions you have signed with the surveyor does not give you the right to hand over a copy.

    Normally, you either provide the relevant section(s) of the report to the issue being discussed, or you allow sight of the report without permitting a copy to be taken.

    Just give them the relevant sections and certainly not the bit that says what the house is worth - unless it is less than is being paid :)


    If it says the house needs work but that the value of the house is still decent then the seller's and estate agents will use that as a reason not to negotiate.

    The are some very odd contracts out there if the surveyor is saying you can't show the survey or pass it onto someone else, it's your survey and you've paid for it.

    What the surveyor will normally do is limit liability to the person that has commissioned and paid for the report, it can be used by other people but they won't be held liable for anything in it apart from to their original client.

    i see no downside to sharing the survey report. Surveyors don't want you to share it because they want repeat business!

    Perhaps the valuation might be a downside if they value it higher than the asking price, but that seems unlikely!

    I would offer the relevant parts.

    It is a document you paid hundreds for, so no point in offering it to the vendor/ea for free so they can use it in full for future buyers (if your deal goes sour).
