Experiences Living Next Door to A Shop

Hi All,


FTB looking at a house today. It seems lovely from all the pictures but its next door to an off-licence and I was wondering if anyone has lived this close to a shop before?


Its a residential area in a suburb so its not like its on a busy high street. its just a corner shop in the middle of two houses.


I think we'll have an issue with parking (especially with delivery trucks) and with litter but I would like to hear other peoples experiences.


Just worried i'll doom myself to a life time of being woken up at the crack of dawn for 365 days of the year!

    A bit extreme........:rotfl:

    I live right next to a shop, also on a residential street and have no problems what so ever.

    In fact it's very handy if I ever need a pint of milk or the like!

    Also, I don't recall ever seeing a delivery truck in the 5 years I have lived there, so they can't have left a lasting impression on me.
  • Best thing is to go and check it out at different times of day.

    I have lived over 20 years in a combined home/shop house on a busyish a-road in Manchester/Salford. Luckily we had a big lockup yard with space for three cars for parking.

    It's no where near as bad as you might think, however one difference I can see is that it's an off licence so will possibly attract underage drinkers.

    Delivery truck etc depend on the shop. We have early morning newspaper deliveries which involve shutters being lifted and dropped but the noise only affects the bedroom facing the main road, not been an issue for my folks though. Dont really have any other deliveries to cause inconvinience, especially not in the early hours of the morning.

    As I've said the best thing is to scope out the place at different times of day as each area is no doubt unique.

    I know of an offy near a mates house it isnt a convenience store , an actual real life offy , it has a chime that sounds every time the door opens , and they are open untill 8am - 11pm

    Characters inevitably hang around there , despite the area being `ok` , and the traffic to that particular little cul-de-sac is far higher than it should be

    Convenient ? maybe , but god gave us legs for a reason , let someone else live next door to it

  • There are regular posts on here about mortgage firms being unwilling to lend in close proximity to a shop, particulary certain types. You may find the LTV is restricted because of this - it won't resell as easily, and the valuer may comment it is less marketable

    Not my cup of tea, but if you are set on it, go to a really good broker who can help place this.

    I actually live about 5 mins away and I've never seen anyone hanging out outside it at like you see with some shops and this is at all sorts of times of the day.


    Worth considering regarding mortgage lenders tho, hadn't considered it.

    It might also be worth considering that it may not be in the same hands forever. I took over an off licence two years ago and changed the business. A new owner might look to change the business to a convenience store. It might even become a bookies/fast food joint in the future.
  • It's a big big investment, do like the other guy said and put in the hours checking out what it would be like living there "now" rather than when it's too late.
    You can't ask for a refund in 3months time. :D

    You need to visit it on a warm dry Friday and Saturday night. Around the time it shuts.
