Problem with Abbey

Hi all

We have a mortgage with the Abbey:mad: and have asked by a potential buyer of our property a valuation.

I have asked my IFA whio said that Abbey should be able to provide details of whom did the valuation when our property was re-mortagaged.

Upon contacting Abbey, they were rude and obnoxious and stated that "Why would i want a valuation and the details of the valuer?"

Are they obliged to give me the valuers details?

Would a "good" mortgage company provide these details?

Please help....

    if you are selling your house have your estate agent not valued it?

    even if you got the valuers/surveyors details would this not be out of date, and some surveyors only act for certain lenders by being on a panel

    unless I am just confused by what you mean

    Yes, the estate agent has valued the property but we have it on for less for a "quick sale" and an estate agents valuation is'nt as "real" as a independant valuers, the one we are after when abbey valued our house to lend us the cash!

    You have no right to see any lender's valuation as it's carried out on their behalf.

    If you had had your own homebuyer's or buildings survey carried out then it would list the valuation, in most case exactly the same as the lender's valuation if carried out by the same surveyor.

    It's up to any potential purchaser to find out for themselves what the property is worth in the eyes of a survyor, not the vendor's, so your purchasers are expecting a bit too much from you.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    When the Abbey valued your property all the surveyor or valuer would have done is visited local estate agents to ascertain comparable evidence of similar sold prices on which to base his valuation.

    That is how even an 'independant valuer' would do it.

    If your potential purchaser wants a valuation, they are at liberty to instruct their own surveyor. Your potential purchaser are taking the proverbial by asking you for your mortgage lender's valuation, tell them to take a hike/obtain an indeendent valuation (depending on how polite you want to be).

    I know that is such a ridiculous response ,why not reveal the valuation whoever paid for it,would it really matter.
