    I would worry first where the nearest river is and how the flood plain looks in your locality. The problem is you can't actually know how much sun you will get until summer when you can see it for yourself. I have had a N facing garden before now and it was great as the rear of the garden got sun and the patio was in shade which was ideal for eating outside.

    We had a north facing garden and never used the patio as it felt really cold even on a sunny day. Built a conservatory on it in the end, this just used to get a slice of sunshine for a short time from between our house and our neighbour, but that could lift the temp inside to over 80.

    Our current house has a south/southwest facing rear garden, we opted for a sunroom with tiled roof which keeps the worst of the heat out in the summer.

  • I wouldn't consider a house without a SW/W facing back garden as I like a bit of morning sun on the front of the house and we get the sun from mid morning until sunset on the back and even before mid morning I can find a patch of sun to sit in. It definitely depends on the length of your garden and what surrounds it, but I would still prefer that aspect however big my garden.
  • Buy a home at the North Pole.
