    it was someone else who linked to those houses in Stoke, not the OP.

    OP have you had any luck looking at other properties sold in the area?

    Hi all

    The suggestion of looking at recent house sales in the area is a good one. Unfortunately the village is made up of houses of very different styles and sizes so it doesn't give a great insight.

    More modern houses in the area have sold for around the survey valuation of ours but I would argue the character of ours is a big selling point.

    It turns out that the main addition to this survey in relation to the one produced last year is the suspicion of an issue with the damp proof course. The surveyor will not budge on his valuation of 240k. I am going to get a couple of companies to check the damp proof course asap but the inclination is to not renegotiate on the price.
