Giving notice on tenancy before exchange?

Situation is boyf is renting. We're ready to exchange on house purchase, all but for the completion date being set. Heard from EA that sellers suggested 16th july, but as boyf needs to give months notice on his rented flat, we've asked for 3rd Aug.

Sol has written to other parties suggesting this, so we await the reply. Boyf rent date is 5th of the month, so I figure he needs to give notice before, or on the 5th. Thing is with sol. doing everything by snail mail and there being two other parties (seller and their seller) that need to agree the completion date, then I don't see that we're be exchanging before the 5th of July.

Does the months notice have to be from the rent date? If say we were to exchange ono the 10th, could we not just give a months notice from then and the LA just take 5 days rent on the 5th July instead of the full month? Can't get hold of the person at the lettings place to find out. What is usual?

If we have to give notice on the 5th, would we be silly to do this even if we haven't exchanged. I know it's a gamble, but don't want to be landed with another months rent.

    Notice should be given from a rent day BTW.
