Property funds

Hi all,
Has anyone any experience of property funds? Commercial property is an area of interest to me to diversify a 80/20 share/bond split.
I currently use HL so some research has shown varying results. Aberdeen appear to have a good property fund I have shirt listed.
Has anyone invested here before and if so anything you think I should be aware of?
I'm attracted to a fairly robust asset base generally beating inflation. I'm looking for long term gains so any dividends would be reinvested.
That said dividend yields tend to look attractive which might help me put more into the fund from cash savings.

Do you mean Aberdeen Property Share Accumulation? If so that is the best one I found as well.
Most of them seemed to offer a good income or growth, but not both. The above seemed to be a bit of both and a consistent performer.0 -
i havent used property funds, but i have owned property myself, have owned St Modwen shares and currently own some Great Portland Estates shares.0

I held a Morley Commercial Property Fund (Aviva now?) for some years as part of pension package.
I did OK up until the GFC when it fell and hadn't picked up by last year.
I no longer hold it as there really wasn't time to wait.

agreed grizzly. i have looked at property funds... but property companies, along with miners, are often very well diversified businesses. i remember looking at some analysis of the big miners (diff sector, i know) and BHP Billiton had consistentley outperformed the mining funds, and there was more than enough geographical and resource diversity.
if a single company covers what you want to cover, i think it makes sense to invest directly and not pay a manager for the sake of it.0 -

Thanks for the replies, it was the Aberdeen PSA fund I was looking at and am still fairly keen on it actually.
With regard to fund vs. company - appreciate there are pros and cons of each. I'm fairly low value investing so don't want to throw all the eggs in one share basket so to speak.
The advice has turned my head to doing this in future though, so thanks. And also to direct bond investments.0
