How Long do I give my Seller?

            I tried to put a time limit of a vender who knew that my wife, my 1 year old son and 1 had sold our house, and were living 150 miles from my work in a 10 foot square room in my parents house.
 When we made the offer they promised that they would move to rented accomodation or move in with family, in order to facilitate the sale, (otherwise we wouldn't make an offer at all), within 8 to 12 weeks.
 After 12 weeks they had looked inside 2 houses, were only considering an area where there were 2 houses in thier budget, and they couldn't see why we were unhappy.
 My attempt to shame them into 'doing the right thing i.e. keep your promise' led to them refusing to talk to us, and taking their house off the market for 3 years. (They did move eventually)
 In heinsight, I'd not say anything, but start looking at other houses, and then when you find one you like, make an offer and inform your solicitor to keep both purchases going, in pararell, and then when the other in ready to exchange, tell the 1st vendor, they have 48 hours to exchange or you'll start looking at other houses. After 48 hours exchange with the others, but instruct your solicitor to say and do nothing with the other. Wait until they start hassling you, and then spin them out a couple of weeks, before telling them you don't want their house.

 Which lender is applying post-MMR requirements already?We are back on track now, vendors found a vacant property to buy and the only hold up now is how long our full mortgage app is taking thanks to the extra paperwork that the MMR regulations have generated, still waiting for survey to be booked and the app was put in a couple of weeks ago.I am a mortgage broker.
