I'm not used to renting. So not sure if Landlords always expect the advertised price, or is it negotiable?
Just worried it could make it more likely for them to retain part/all of the deposit, or make it appear that we'd be 'difficult' tenants.
I know MSE wise I should try to negotiate the best deal I can.
So would like to know what Landlords think, and also tenants experiences.
Keep to landlords which HAVE NOT bought in the last 3- 4 years and you should be able to negotiate a discount.;) :money:
As for those which OVERPAID, let them twist in the wind! :rotfl:

So would like to know what Landlords think, .
Looking at this from the other side of the fence (I have a modest BTL portfolio) I have to endorse the views expressed here.
The approach I use when a tenant gives notice is -
1) Discuss, with the letting agent, the current market against rent currently being charged to determine what rent we 'should' be getting. This becomes the initial asking price.
2) I hold this asking price while the tenant is still in the property.
3) Once the property is vacant (i.e. if I don't already have a new tenant lined up when the old one leaves) I reduce the asking price for the rent by £25 - £50 per month for each week the property is vacant (the amount depends on the 'history' of the particular property in question, and our initial asking price). I will consider serious offers at all times. This allows me to arrive very, very quickly at the 'true' market rental value. Tenants aren't stupid. They can assess the relative value of everything on the market in a given area at a given time far more effectively than I can.
4) As a result, when I have use the above, I have never had a property empty for more than 3 weeks.
But then I consider myselve to be good landlord, I have been doing this for over a decade now;)0 -
just reading this as im going tomorrow to look at a few properties that have been on the market for a month or more. But its via a letting agent, not direct through the LL.

yes do haggle but please dont go over the top.....dont be TOO persistent because then it gets annoying.0

nah id not go on and on lol and i wouldnt take the pee with the amount id like knocked off either. Tbh, id be happy with £25 off a month as well it all mounts up over a yr doesnt it
