And because you can find somewhere you love, know it's not going to be expensive to heat and nothing major will need doing for at least a decade and will be up to date to modern building regulations so no dangerous staircases or similar hazards.
"Character" is surely the stamp you apply to a property, how you make it your home.

HTB - MG, HTB - EL and NewBuy all appear to be getting confused here.
NewBuy - the developer pays 3.5% of the purchase price into the indemnity fund.
HTB - Equity Loan there is no indemnity fund as the HCA gets a second charge over the property.
HTB - MG the indemnity fund is paid for by lender contributions from borrower payments and is guaranteed by the Government in the event of the fund falling short in reimbursing lenders.I am a mortgage broker. me and my partner are buying a redrow house. it will not be built for 12-18 months but im wondering when the early bird may be availlable and then when the reserve is available after the early bird.

Sorry Hannah, I didn't see this until now. I think it depends on the site and the site manager's plan of which way he's going to build.
With our Early Bird we were lucky, they weren't going to release them as Early Birds for another month but the site was VERY popular on opening day.
We Early Birded and a week later they said they want to do a full reservation so we did. We paid the deposit a while later and are now awaiting completion, house is water tight.
Just interior and then we're in!0 -

We've reserved at Atherstone, Tudor Gardens. They've told us we don't need to pay the full reservation fee but have reserved it for us and we're using HTB.
We've been given upgraded flooring in the bathrooms, turfed rear, carpets everywhere else and solar panels installed too! We were shocked as we hadn't asked for any extras they just told us these will be included for us.
They've also told us that we're looking for completion Sept/August, the base is down and the houses before ours are moving along nicely right now from what I can see.
The sales lady was great, she got all the technical drawings out showing street lights, gradients, drainage etc for us.

We've signed a manual early bird on Tudor Gardens, Carol has given us a guide price of £199,995 for a Broadway with a double drive and garage.
Just wondered which house you had gone for and if you'd completed yet and also what other sort of extras were offered(if any) we were hoping to negotiate stamp duty in with carpets/flooring etc.

Interesting reading. We are looking at a Redrow development and are first on the list to be contacted when a plot becomes available to early bird in about 6 weeks time. They have said the property will be ready in August 2016 so they are looking around March when the plot will be ready to actually reserve with contract.
What steps did you need to go through to initially early bird the plot? We won't need to sell our property and can secure an 85% loan to value mortgage plus we can pay say a 10% deposit.
They have said two similar plots have been early birded with a price of £313,000 however when they are actually released they will be a higher price?
Any advice appreciated :-)0 -

Hi, not sure if you still check this but I've just noticed I hadn't replied! Did you end up going ahead with the purchase? We paid £199,995 and the deposit was 5% of this price.
We had the carpets, turf, tiles in kitchen, amtico in bathrooms all included however we had to pay the stamp duty.0
