    A friend of mine has just been caught in this scam and is now struggling to get out of it. They signed a contract at the time, and it's turning out to be extremelly difficult for them to get their house and their money back.

    Has anyone been caught in this? Any advice that I could pass on which might help?

I mean my first thought is that they could go bust, they could default on mortgage payments, why isn't everyone doing this???? I am always the pessimist and because hubby wants to get rid of the property asap (for no real reason tbh other than the tenants leave in April and he doesn't want to rent it out again) - he thinks this is the perfect, no lose, situation.

    I don't know Ben Rogers and he is circulating emails like this in finest 419 scammer style.


    Even if it is a legit deal, the email looks fraudulent - can he prove his story????

    Hi Mike,

    These things happen.
    I get it.
    But they are frustrating....

    We are completing on a property deal and the outgoing Seller needs their £10k equity as they leave the property.
    We had an investor set up to borrow this sum over 6 months at 4%, but at the last minute with some family changes, they have had to pull out...

    So, as the "motivated buyer" I have upped the monthly interest rate to 5% per month and reduced the term down to 4 months and it still makes sense for me to go ahead.

    So, if you have £10k sitting around not earning you much in the bank and want to make a quick £2,000over the next 4 months (repaid 1st July), then e-mail me now, and I will call you straight back to discuss.

    Simple, unsecured loan paperwork between us, quick transfer of funds across, and monthly sum of £500 per month into your account.

    Call me now if it works for you - 07932 124608

  • Hi just wondering if anyone has any more info on Ben Rogers? I have gone and lent him my life savings of £5000 and my parents lent £5000 too. They are pensioners. I had a call from a woman who does lease options ( which is what the above deal is) and she said he doesn't give the money back. I am very worried as my parents are pensioners. I only suggested it because they needed some extra money because my dad is disabled!! I'm feeling awful and can't tell them. I am aware of joint ventures and have always been interested in property and it seemed so legit. It's a well used strategy for people to lend money in the property world so I felt comfortable doing it. He is such a public figure in that world it didn't occur to me that he may be dodgy. I did research . He is due to make the first payment at the weekend. I have tried calling him to make human contact so to speak. But only got voice mail! Does anyone have a similar situation and how did it work out? Many thanks :-((
  • This sounds like a Lease Option. Speak to a solicitor if unsure but I would never enter into one – far too weighted in the ‘buyers’ favour. Beware!

    KAVEDA did you get your money back or any interest? I also received one of those emails but did not do anything...I imagined the email was sent to his whole distribution list so he would have got more than £10k.
