Notice not to renew

I'm currently in the process of buying a house so won't be renewing our tenancy when it ends.
Our contract states we must give 2 months notice - is there any way around this? I only ask as i'd like an extra month before giving notice, just in case there is an issue with the house purchase.
Has anyone got a sample letter I could use?
Thanks

When does your fixed term end?
When are you planning on moving out?
Why do you think you need to give two months notice?0 -

If the contract ends on 14th April, the only way to leave earlier (did you read my link?) isstuartw101 wrote: »14th April it ends, so we will be out by this date. Our contract states 2 months notice as confirmed by estate agent
* by agreement
* in accordance with a Break Clause if there is one.
From what you say there may be a BC, but the clause you quote may not be.
Please quote the precise wording in the contract.
If you are concerned about leaving when the tenancy ends, don't be. No notice is required.0 -

Yeah I had a look and it states I do not need to give notice. Just a little confused as I signed the tenancy agreement which states 2 months, so which do I go with?0 -
You signed a contract which ends on 14th april.stuartw101 wrote: »Yeah I had a look and it states I do not need to give notice. Just a little confused as I signed the tenancy agreement which states 2 months, so which do I go with?
so on 14th April, it ends (unless you stay!).
As for some dodgy clause......

Regardless of what the agreement says, you have the right to leave at the end of the Fixed Term without any further notice. The fixed term itself is the notice.
If you choose to stay on beyond the Fixed Term, and the tenancy becomes periodic then you will need to give 1 month notice.I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!0 -
You don't have to give any notice at all to move out by the last day of your fixed-term, regardless of what the tenancy agreement says, that's why it's called a "fixed-term" tenancy, but it's always polite and is the decent thing to do if you don't want the landlord or agent to be difficult about returning your deposit.
If they insist on the two month's notice and attempt to make a deduction from your deposit for lack of this notice, just dispute it via the deposit-protection scheme. They won't succeed.0 -
or 2 if the tenancy continued as a Contractual Periodic..... not that it's relevant here.gordonbennet wrote: »Regardless of what the agreement says, you have the right to leave at the end of the Fixed Term without any further notice. The fixed term itself is the notice.

Sorry, maybe it's my fault for not explaining correctly.
Basically I want to leave the flat at the end of the fixed term(not renew). So from what you're saying I don't need to inform the EA, ehich i guess makes sense.0
