Roof Repair

Options
Hi, have recently noticed a water leak in our attic, probably due to recent storms, which appeared to be coming in from the ridge. A visible inspection in the attic did show that the felt in the area it was leaking wasnt in great condition, not a huge ammount coming in, but enoough to run down the rafters and cause a bit of browning on the ceiling below. We have a quote from a local company to do the following:

Strip out verge edge 6m high and 1m wide replace felt, re batten, re lay existing tiles, replace any broken £425

Strip out 1mSq around boiler flue, replace felt , re batten, re lay tiles, £120

Removal of rubbish from site £20

all ex VAT

im sure I can do run to the tip with any waste rather than taking a commercial vehicle there to save a little bit, any thoughts gratefully appreciated, thanks

I paid £120 for six ridge tiles to be replaced a couple of months ago and this was before the storms. Seems about the right price to me but roofing is something I would never do as I don't like heights.
  • I have a leak in my attic from where slates are missing and have had a damp problem for years on my chimney breast. Finally got someone to have a look at the roof and for replacing the missing/loose tiles and doing some chimney work (lead flashing I think the term is), I have been quoted £350. I haven't had another quote simply because someone else let me down and we need it doing ASAP and we go away next week (and the snow has arrived).

Looking at quotes online, this seems to be a decent price. Lots of good websites giving advice on what you should and shouldn't pay but sure this may different from North to South. I'm in the North.

I paid £350 to have my ridge tiles replaced after the November storms blew them off. This covered the replacement and the removal of the waste. This seemed reasonable to me. I am in London. Another roofer quoted me over 1K because he included scaffolding which would have cost more than the repair. I suspect that he didn't want the job.

I've had a leak into the loft for a few months, i've had old blankets down. I phoned several roofers but 'cos it was only one slate they weren't interested so i've been waiting until i saw someone working in the street. Most jobs i'll do myself and don't mind going up ladders but that last little bit of getting off a ladder is where i draw the line.
Got a fella couple weeks ago to look and he said a few tiles needed re-seating, he was here 10 mimutes £70. Got my cheque book out and he said if you give me one of those it will be plus vat.
Still it's better than the leak causing the ceiling to come down.
