Selling property with outstanding building warrant

Hi

I am buying a property from my dad. The valuation has been done and no issues at all. However my dad has told me he never obtained a building completion certificate for a wall he knocked down in the kitchen. Is this now likely to be flagged upon whatever relevant checks happen? Or can I just keep quiet and obtain one once the sale is through

  • The solicitors only know what you/your dad or a surveyor tells them. The mortgage valuation/ survey, hasn't flagged an issue so no problem.

    It depends how your dad answers the question about "any building works" on the sellers information form from his solicitor.

    It may be that no building regs approval was needed.

    Worst case, if the issue surfaces, is to purchase an indemnity policy to satisfy the mortgage co.

    Assuming you are confident that the building is safe!
