searches should be done within two weeks
The Local Land Search is done by the local council, whilst the majority take two weeks there are those that take a lot longer.
for example - North Wiltshire takes 4-6 weeks!
Always take any timescales with a pinch of salt.Currently studying for a Diploma - wish me luck

You aren't going to have all the searches done in a week I would guess. I would be phoning up the vendors and saying sorry but it looks like exchange is going to be delayed.0

It's very stressful I started buying 1st August and still nowhere near completion.
Homebuyer was done 9th August, mortgage funds released soon after...seller took an age to sign their sellers pack then we got caught up in a bitter battle (they have separated) and the property got repossessed, we stopped it via our solicitor...then to cut a very long story short we are now awaiting a re-valuation by a negative equity team who'll decide if we can buy or whether they repossess them.
This should have been a quick sale as there is no chain and the house is empty.
Also don't try and dash everything through without checking everything properly - search report and home buyer survey. I know the vendors are in an unfortunate position but the consequence of the surveys and proper checks will last a lot longer than the few weeks delay that double checking will take. This is likely the biggest purchase of your life so check all's right first
