    There is a bed in there, but she works from home, and it is her Study in reality.

    I think that it was a sort of standing joke, between them, that he was sleeping with his lodger.

    He had been renting 2 rooms out on an adhoc basis to contractors, interns and grad scheme people from work to help pay his mortgage, for about 3 years, and the fact that she wanted to move in and have a study and them to have more privacy, but would have been paying rent somewhere in the area anyway, sort of sealed the deal.

    I think it was her desire to be seen as independent financially, that drove the actual financial arrangement. Plus she told me, if they ever had a massive arguement she would resort to being a lodger, with her own room.

    Home/Contents Insurance?
    TV Licence?

    I would lump TV licence in with utilities. Why would they not pay for half the TV licence if they're watching telly?

    Contents yes, presuming they have stuff in there too. If they don't have a lot they may say it'll be cheaper for them to just buy new. Buildings insurance, no (IMO). Same for any service charge.

    In terms of this 'beneficial interest', I totally understand about your partner not paying any mortgage payments as this is deemed as having 'beneficial interest' in the property. However, if you go halves on bills, how do you ensure the money your partner pays does not get misconstrued as payment towards the mortgage, e.g. if they set up a standing order. You don't want to set yourself up to any future problems.

    Presumably use cash? Or get them to pay phone/electric/gas etc directly?
