  • What she told me was that the question was 'have you been declared bankrupt within the past six years?', which I haven't. I probably should check it out though, although I'm certain she's not dodgy or operating out with the law.

    Have you moved house since the bankruptcy? if so it may not have been picked up if the bankruptcy address was not disclosed.

    A quick update. I've just checked my experian credit report, and a Nationwide credit search is on there, so they've obviously not done a soft search.

    Oh right do "soft searches" not show on your credit file? I had a DIP last week we applied for a 95% mortgage but it came back instantly with a DIP but asking for a 15% deposit first! We of course can't afford this so haven't done anything but this week I notice that both our credit files on experian have "bank of Scotland mortgage quotation" on them! Does this mean they did a full search or a soft one as I though Halifax did soft to start?
  • Quotation means that it's a soft search, I think. Mine says 'application type: first mortgage'.

    A quotation search is a soft search, it will show up on your file, but only you will see it.

    Halifax Bank of Scotland did quite a few quotation searches through out our mortgage application.

    My mortgage adviser knows my credit history, so I assume she declared my ex-bankrupt status. If she didn't, surely it would come up on the credit check? I was discharged three-and-a-half years ago.
    If you went BR in 2007 surely you were discharged in 2008? Or do you mean you have an IPA in place until 3 1/2 years ago?

    If you have ever been bankrupt, it should be disclosed to Nationwide. Such cases are more rigorously underwritten and if it has "sailed through" it sounds like it hasn't been disclosed, as it should trigger an automatic "refer" and request for extensive documentation.

    This may appear helpful, but when the solicitor carries out the bankruptcy search close to exchange of contracts, it will then be visible and must be reported to the lender.

    At this point, you are going to be subject to the rigorous scrutiny mentioned earlier, or your application will be declined due to non-disclosure.
