Home insurance + Unspent convictions - HomeProtect by AXA

I am buying a house and had intended to stay with a friend, only issue is he has unspent convictions which although I am fine with I have found it ridiculously hard to find insurance.
So far I have found 1 provider HomeProtect by AXA, believe it or not the cover is actually cheaper than many other insurers and I am trying to find out if there is something I am not realising about the insurance
anyone have experience with this provider or this situation?

I think HomeProtect seem to specialise in non-standard risks (such as unspent convictions), so may well be cheaper than other insurers, who will likely either straight-up decline or price themselves out of contention if something comes up that they don't like. As long as you've answered all the questions accurately and honestly you shouldn't have any issues regarding valid cover.
Having said that, I don't think AXA have the best reputation when it comes to claims handling - a quick search on this forum will probably throw up a few examples...0 -
You may be better looking at a local broker or alternatively there are associations for ex-convicts who may well recommend brokers/ insurers that they have deals with. A lot may depend on what the crime was as issues with honesty are more of an issue for insurers than say assault or public order offences0

ive typically found that mainstream insurers just wont touch him, they even ask the offence and being so trivial they still wont do it.
Local broker has check her panel and nobody would touch it either

ill see if i can find more from some of those associations, it was only community service he got, cant remember how long think 2/3 weeks for an internet offence so surprised its so hard0 -

It was a joke on facebook someone found offensive and got community service0
