    Maybe I'm reading too much into this, but your choice of language (she's "expecting some discount") suggests a sense of entitlement which would seriously p!ss me off, to the point I'd be telling her to stick any offer she makes, whether it's at the full asking price or above. Waltzing in and expecting a vendor to roll over, knock £20k off their asking price and be grateful that it's her money not the mortgage provider's is pretty rich; and it's not surprising not many vendors are entertaining such behaviour.

    Furthermore, given the asking price is merely a basis for negotiation, the fear will be that she'll try and knock them down further, whilst playing the 'cash buyer' card. If she's being a nightmare when making an offer, what's she going to be like further down the process? Might she even try and gazunder them?

    I therefore suggest she winds her neck in, treats vendors and the negotiating process with a little respect, and highlights the benefit (for the vendors) of her being a chain free cash buyer, rather than a sideways boast that she can buy their house outright.

    The way I read the OP, she has the cash to buy outright without selling the property she is currently in - so she won't be in a chain even if she doesn't sell her existing property.
