  • Yes as I said. I am on the electoral role and have been at my current address for over four years
    I have one credit card that I have had since November and have paid it off in full every month.
    I also have a mobile contract that I have had for over four years of which I have never missed a payment.
    I have several other direct debits set up again all get paid on time.

  • L and C recommended Coventry to us last week as well - I wonder if they recommend them to everyone? Frankly if I were in your position I would look for a different more experienced broker because I find our L and C advisor at least to be pretty clueless. This is the kind of question I would have thought a good broker could advise on, i.e. which mortgage company is most likely to approve you given your situation.

    Consider applying for 90% minus £100. Sometimes credit scoring is eaier to pass at 89.9% than it is at 90%.

    Sounds daft but worth considering.

  • We had considered doing that but had received mixed advice. As some have said that it makes no difference to it as it is still a 90% LTV product that we want to take out.

    It worked about 15 years ago when our Abbey BDM told us to try it and it still works today, in my experience.

    When we get a toughie, we always try different LTVs less £100 or so to see what difference it makes.

    Once a credit search has been done, anything you do within that single search is free of any further stigma, so it can be worth it, playing around with the term, repayment of debt, loan to value.

    You name it, we try it. TBH we do it with the lender's affordability calculator first though, so we do know what we're doing, really. :D

  • Hi - I am pretty certain they use Equifax as their primary credit checker - unless it has changed recently.

    Myself and DH did a lot of research (which included extensive multiple checks with the CBS themselves) before Xmas and had narrowed it down to two lenders - CBS being one of them.

  • I have seen this website before, this si why I asked if they would run a credit check on all my files or just on one and then maybe a second one for a second opinion? I have heard that equifax is the main one they use. Really starting to get stressed out by the whole process :(

    My broker told me they (CBS) use Experian, but I just got a DIP from them (well it says "Mortgage Certificate"). However, my Experian statutory report still thinks I live at the wrong address, so I doubt they use it or I think I would have had issues? Equifax makes more sense.

    As to Nationwide, I am a customer and have a save-to-buy account, but I was also declined for DIP even at 85% from them, but they couldn't tell me why. I think it was incorrect post code on my credit report.
