Another disaster, oil leak in let house

    The whole story sounds dubious to me. Getting small quantities of oil delivered weekly would be ruinously expensive. And I have never come across a delivery drive who would bleed a boiler, their job is to drive the tanker and deliver the requested amount of oil before moving as quickly as possible on to the next job.
  • Just a little update, firstly to clarify the tenant was getting the oil delivered very frequently she can only afford £80 to £100 at a time. The system has been well maintained I installed a new oil tank at the property five years ago just prior to the tenant moving in and the boiler is serviced every year by an oftec certified plumber.

    Furthermore it is not unheard off for oil delivery company to bleed boiler, in fact I had mine bled three years ago when husband was working away from home.

    I do not want to evict the tenant as she has lived there for five years and always pays her rent on time.

    From last posting we received a call from the environmental health today as the neighbour had rang them, we had to get plumber back out again tonight to confirm there is no oil leak.

    I have to ring my insurance company in the morning looks like the neighbour is going to claim.

    The thing I find strange about is it is the neighbour is claiming her extension smells of oil. But this is the furthest point in her house from my boiler surely the smell would have to pass through the rest of her house to reach the far side. Also should there not be signs in Her back garden like dead grass /plants or something, or even on my garden for that matter.

    I have checked my policy docs and oil spills are covered I also have accidental and malicious damage by tenants so I am hoping that my insurance will cover me.

    My biggest concern is the insurance company trying to wriggle out of paying if the neighbour claims.

    Will update when I know more. Thanks for all the advice
