When to put my home up for sale?

I am looking to buy my next (and probably final) home. My current home is ideal FTB material so will probably go quickly if the price is right.

My question is should I put it up for sale now or wait until I have an offer accepted on my future purchase? I am looking for a specific area to buy in and the properties there do not come up for sale very often, hence i am loathe to keep any potential buyer waiting whilst I find somewhere....

  • Put it up now. Rather you have a buyer waiting than waiting for a buyer. Trust me. We are now in the position & it sucks.

    It is unlikely that any offers made while you still have a property to sell will be accepted. Most decent ea's will advise vendor's to keep property on market till they get an offer from a proceedable buyer.

    I've just sold my house & my ea ensured that viewers were all in a proceedable position.

    If you can't find what you're looking for in the time scale then won't you consider going into rented for a short while, or is there a relative or friend who could put you up for the short term untill you find a suitable property?
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
  • Not only that, but say you have the ability to go ahead with buying the other property not contingent on the sale of your current house - but when it finally goes through, if you haven't a buyer for your house, you will then have 2 mortgages to carry until that buyer shows up.

    In other words, what I mean is, if you have decided to sell up and move, get your house moving ASAP - you know you are going to have to do it anyway.

    Definately get it on the market ASAP, I felt the same way regarding my house thought it would sell quickly.
    I could have sold it in the second week but held off for a better offer, only to find our dream house sooner than expected & could not put an offer in on it because we had'nt sold ours. It took another three weeks before we sold and got in the position to make an offer, second viewing though was a group viewing :eek: . All turned out well though offer accepted and we complete a week Friday. :j
