average cost for 2vstory extension?

Hi, does anyone know the average current costs for adding on a side extension, there is currently a single skin garage so presume it would need knocking down and start again instead of converting. We would want a similar size room on the ground floor (garage is typical small size that you could squeeze a car in but not get out!) and then maybe 1 big room or 2 small rooms on top.

is 1k per m2 about average? Im estimating it will be about 48k by that price and with contingency Id say about £60k?

Yes work on £1k per m2 and you shouldn't be too far off. This should get you a fully finished extension.

Be warned it can vary considerably based on a lot of different factors.

We are having an extension built starting in March and a big chunk of our costs are for the foundations as we have high shrinkage clay soil and some big oak trees close to the house so we have to go down 2 - 2.5m which is a big hole and needs a lot of concrete.

When you have plans and approvals get various quotes, our prices varied by over £10,000.
