Should EA provide an EPC certificate

Hi,
Quick question I bought a new property four months ago. I didnt receive an EPC cert from the EA, and looking back through the house particulars in the brochure there is none in that, I am therefore assuming the EA sold it without an EPC.
Is this illegal, can I make him provide me with one now retrospectively, I assume my solicitor should have picked up on this but didnt.
Can anyone enlightened me to the legal requirements for this in Northern Ireland.

what are you looking to gain from this trouble making now 4 months after your purchased??
presumably you would still have bought the property since it has taken you this long to notice that you don't have an EPC so clearly whatever it says about your property will not change your mind about buying so you have no financial loss and therefore little prospect of being compensated for your losses0 -
Thanks I tried google bought wasnt sure what I could do about it retrospectively.
I am not trouble making, I have been told that I have to provide a copy as part of the tenancy agreement for the property and I was told by housing executive I should have received a copy when I bought the house. I am asking as I dont want to pay for something I should have been giving for free.0 -
All EPCs are held on a central register. Go to www.epcregister.com and access the domestic EPC register. On the left hand side you can search by property address. Put your postcode in and it will bring up an EPC for the property if there is one. If not I would probably go back to your solicitor as they should have established that the property had one in place.0

Thank you so much for the helpful advice, unfortunately there is no epc certificate registered.
I just checked the estate agent I bought the house from is not providing epc certs with any of the properties he is selling, surely this is illegal?0 -
Separate site for NI https://www.epbniregister.com/searchReport.html
(That Google site is really handy)0 -
And they're not expensive to have done. It depends on the area, but I've had them done for as little as £35.,
It does appear to be a requirement of sale, and assuming you had a solicitor acting for you I would have thought they would have picked this up
You could pursue them. Or pay the £35 and clock it up to busienss expensesSo many glitches, so little time...0 -

Yes it is, and they should be not only providing but displaying an EPC within 28 days of marketing the property. I can't just remember off the top of my head but I'm fairly sure you can report the estate agent to either The Property Ombudsman or trading standards. Your solicitor should also have established that there was one in place. There are some buildings which are exempt from requiring an EPC https://www.gov.uk/buy-sell-your-home/energy-performance-certificates so just double check that you actually should have one.0 -
Thank you for the help. I did try and google it but didnt find what I was looking for before I asked on this forum.0

We have a similar issue with the property we are purchasing. Put on rightmove 2 months ago, our offer accepted 7 weeks ago, waiting for the exchange.
No EPC and no mention of it from the agents or solicitors. Agents seem to have EPC on most the properties they are marketing. didnt want to flag it up myself as dont want to be seen as troublemaker or delaying the transaction. Its not a must have for me either, property is 6 years old, so i doubt it would probably be in band C.0 -
