    There really is nothing stopping the op from marketing the property themselves. I would guess that individuals can also list on Rightmove and the like.

    OP, are you talking about the "sold prices" or "Current Values"?

    There is nothing you can do about the sold prices, but when you click current values, you can see a link there "refine estimate". You can put in the details there and when you get to the comments box, write why you think that property is worth more. A friend of mine bought a house in a VERY bad shape for about £100k less than the market value. They spent a lot of money and time doing it up. Later it they wrote to Zoopla explaining the condition of the property when they bought etc. Zoopla changed the "current values" in a few weeks to reflect this.

    Zoopla massively undervalues houses. If people want to pay attention to it then let them. Others won't.

    I think you've either got the wrong end of the stick from the agents or something's missing here.

    Whether a house is 'worth' £58k or £100k, I can't see any agent refusing to market it because it 'wasn't worth their time'. They'd still get paid a commission on the sale.

    Or have you told the agents how much you need to achieve on the sale and they don't think that amount is possible? This sounds more likely.

    Is Zoopla undervaluing your property, or is it jsut the street as a whole that now looks low?

    If the former, think about anything you've spent to improve the property since you bought it- you can enter that information onto Zoopla. If you've spent £10k on the property, it will add £10k to the valuation (or at least it did a couple of years back, when I renovated the house I'd bought).

    No you can't access rightmove as an individual, unfortunately.

    Sounds strange. In the end Zoopla is what it is, a guesstimate site for current values. It cant possibly know how much people would be willing to pay for a property and it is trying to extrapolate base on past transactions, house price indices and similar transactions. Critising its accuracy is a moot point as all it can do is offer a rough estimate.

    I would be surprised if agents used that for anything. In my experience they are quick to disregard any reference to Zoopla's estimates. On top of that what agents want, is your custom. As soon as they have your property, they can market it at the price you want and then convince you to reduce it if you have no viewings or viewings with low offers. Dont see any reason why they would reject your custom, sounds crazy.

    Last time we sold, the Zoopla valuation was approx £100k less than our asking price. We were under offer within a fortnight. Either there's something fishy going on, or this is another of those "interesting" first posts...
