    This thread has got a bit complicated.


    For a small domestic job like this just stick with the JCT Householder Contract. It has been prepared by legal experts and is independent so you don't have to worry about it being unfair for the builder or the client. The longer JCT Minor Works Contract can be a bit cumbersome for such a small job and is a bit complicated for a first timer.


    I would not sign a "standard" contract prepared by the builder nor would I suggest that you try to write your own contract. A recipe for disaster.

    By standard contract I meant something like what you're talking about not just drawn up by him

    All I'm trying to do is find out what standard practise is before speaking to the builder.

    I guess I'll just ask him what his standard practise is and take it from there.

    just to clarify, when I said standard contract I meant one of the "off-the-shelf" type standard contracts like the jct's etc rather than one prepared by a builder.
    I don't know any builders that don't use a standard contract, and I don't know any that have their own contracts
