2nd bathroom or 3rd bedroom??

I am not sure if this is the correct section but here goes anyway.Our house is a Victorian three bed terrace.The third bedroom is a box room and it is off of the second.
I a thinking of converting it to an ensuite with walk in shower,urinal,sink but no bath.We already have a bathroom with bath dowstairs.I have no idea what it would cost to do this conversion but does anyone know if the money spent would be reflected in the price I may get for the house in future?I suppose what I am is asking is...Is it better to be selling a three bed,one bath room Victorian terrace house or a two bed,two bathroom one?

Invite your local estate agent around to value the property as a three bed and also and estimate vaule as a two bed, bath & ensuite. they usually happy to help (especially if they think you may sell in the near future) and they have the best knowledge of what sells in your area.Life's a beach!
