Best carpet for bedroom rental house?

Hiya,
We are redecorating our old house with a view to renting it out and I am after advice on carpets and floor coverings generally.
Upstairs we were putting in new carpet and underlay in the 3 bedrooms. The bathroom already has dark brown, wood style laminate flooring.
Downstairs we are removing the carpet in the front room and beech coloured laminate flooring in the back room and putting the same dark brown, wood effect laminate flooring as the upstairs bathroom throughout the ground floor.
My questions - is this OK? My intial view was to use laminate upstairs but my friends say that carpet is best cos it's warm when you get out of bed.
Also, what is the best colour carpet? Do I go for plain or patterned? When I was a student the houses had very hard wearing, tough carpet. I wasn't going to get those, but is there a particular type I should be aiming for?
It's a 3 bed semi and we are planning to rent to couples or maybe single people with no pets.

How about carpet tiles (proper pile and not the rough kitchen types ) ? Some online companies will send samples and are much cheaper than shops/diy stores.
Fitting is easier, no underlay needed and small areas of damage can be replaced, instead of whole carpets.0 -
Patterned carpet if you want to hide the grime, plain if you want to see how messy your tenants are0

Definitely not patterned carpet! When I've been viewing flats to rent in the past patterned carpet is something that's really put me off, it would clash with furnishings etc. Most of the places I've lived have had browny/grey carpets that are fairly cheap but hard wearing and don't show dirt up too much.
I think when considering floorings you need to consider what you would want to live with; if you would never have patterned carpet in your own home then don't inflict it on a tenant!0 -
Probably a stainproof synthetic carpet would be best for a rental property.
If you went for a twist pile you could then choose one that is flecked & this isn't going to show every mark. Beware of loop pile carpets as they can easily become damaged if care isn't taken. I'd also avoid one with an irregular surface, such as bumps & ridges as these can be hard to clean.
Probably a mid to dark brown would be best to tone in with the wood elsewhere & would tend to suit the majority of interior colours. I wouldn't risk a light colour in a rental house. Remember though, dark carpets can make a room feel much smaller than it really is.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Lighter colour for "space" with a fleck to prevent very crumb showing up immediately and go for a stain proof one. That is assuming you're not looking to rent to people with the potential to trash the place. If you are go for cheap as chips with a plan to rip out at end of every tenancy.

Concentrate on a high quality AP underlay. I personally reccomend cloud9 Cumulus (though not as good as it used to be) or 10mm cloud9 Connoisseur. Then go for a mid range light(ish) twist carpet with a darker fleak.
Underlay is 10x more important then the carpet (especally for rentals) as a cheap carpet on a good underlay can feel like a luxery carpet (and last like one too) and because its a high quality underlay can last for several carpets (but a cheap one will only last you for 1 carpet and will always feel cheap).
Also to add lamate should NEVER be put in a wetroom (by wetroom i mean ANY room with running water (bathroom,WC,kitchen etc). Even "water-resistant" and "waterproof" (lol) lamate i have seen bowing/lifting due to water ingress. If you want lamate look in wetrooms go for vinyl or karndean type flooring.
