Advice re. Buildings Insurance claim for new roof please

Hope someone can advise please - daughter bought house in November 2012. Had a structural survey done which said roof may need maintenance work in 7/8 years time.
Informed today that roof needs to be renewed urgently as several tiles have slipped.
Daughter has phoned insurance company who will send an assessor but are saying if it is storm/weather damage they will pay. If it is poor condition they will not.
Have been quoted price of £3000 by roofer working in the road.
Any advice please?

    Your insurers are right.

Insurance is there for perils - flood, fire, storm. It's not there as a maintenance solution.

If the damage is as a result of the recent storms, then they will pay. If it's because the previous owners failed to maintain it, then it's down to you.

And before you ask, you can't claim off of the previous owners.

Who provided this info about the work needed? Don't be caught out by someone just knocking on the door and claiming to be a roofer. Get a 2nd opinion from a local firm. It must be more than just a few tiles surely.

    as several tiles have slipped.

Wow , I would condemn the whole house, in fact the whole street.

Get a second/third opinion before losing any sleep.

  • "Most of use builders just Vap now".....Sorry to be thick but what's Vap? The guy who was fixing my ridge tiles used some sort of tubed adhesive to refix one of the slates. He said most roofers did this now instead of using lead straps.

First get a second opinion from another roofer. £3,000 is reasonable if it is a normal sized house in need of reroofing but extremely expensive if it is just a few replacement tiles etc.

Personally I wouldn't suggest that the insurance company will pay, as it sounds like general maintenance as opposed to storm damage.
