    I am just filling out legal forms for selling my property from the solicitors and there is a section on the form which is asking me do I want to pay £40 extra for them to:

    'Obtain evidence of the title change following completion from the land registry, along with confirmation of discharge of any secured loans or other obligations, giving you peace of mind that your name and financial arrangements are no longer recorded against the title to the property you have sold'

    Any idea if I need this or not??

    Any answers would be great.

    The Land Registry will send the solicitors a free title information document following registration of you as owner with the name of your mortgage lender. So they are charging you £40 for writing the letter sending a copy of it to you. Most solicitors do this as part of their basic service!
