Hi all,
Need to do some work in my house and unsure what is the best order to do things in, taking into account limited budget. Pretty sure there’s no ‘right’ answer but would appreciate peoples thoughts!
In the next few years, the following will need (or I would like) to be done:
  • Upgrade boiler and heating system (most likely to combi) and install electric shower (current boiler very old but still functioning, although it’s a little noisy for people sleeping in that room).
  • Strapping required to wall which boiler is currently fixed to. This will require replastering of the wall.
These two things should definitely be done together I guess. I’m thinking up to £3500(?) for both jobs (not had any formal quotes yet, just going on information from my surveyor and gas engineer).
BUT, on that same wall, I need a patch job where the plaster has come off. Not sure how much this will be yet, but looks like half a days work I reckon, no more than 1 day.
This room is the ‘lodgers’ room, so as soon as its in a liveable state, I’m hoping to earn some money from it.
So options:
  • Just patch the plaster, run the boiler into the ground and replace it when it needs replacing (as I say, its old so most likely inefficient (its certainly not cheap to run!) but everything I read says its not economical to replace a working boiler for efficiency reasons alone). Get a lodger in to earn some cash when patch plaster job done and then wait for the boiler to die….
  • Do everything now in one fell swoop and then get lodger in.
I want to do the latter, but that will pretty much take up all my savings (and maybe require a small loan), which I’m uncomfortable with doing, in case something else needs doing (my car is getting on a bit…). Although I am currently debt free, I would like it to stay that way if possible!

    If you get a combi boiler you dont really need an electric shower. Get a Aqualisa Midas 100 Thermostatic Bath Shower Mixer Tap. We use this with our combi and the power on it is great!

    Will save the need to install a shower and uses gas to heat the water :)

    Oops - of course you are correct, I won't need an electric shower if I have a combi.....thanks for the shower tip!


    Anyone else have any opinions on replacing a boiler that's still working, albeit old?
