Need help with strategy

Hello All,
I am trying to come up with a strategy for the next few years. I am coming up to 28 (which totally depresses me!), earning 40k in london, i don't work in central London but around 45 minutes away...
I currently rent a place and was thinking about buying a flat but realise this would be devastating to my future potential savings - particularly when interest rates go up. Also, for what i can get for my money... a budget of 175k is for me, not that much so i would have to move further away to get a slightly bigger place.
Do i continue to rent? (currently pay 625 and share with someone) and keep saving or bite the bullet... get a small place and then work my way up?
I don't see my long term future in London but i do see myself being here till 35... I would like to eventually move to a smaller town up north.

My Goal: From 1st of Jan 2015 to 31st of December 2015 is to save 30000.

Get a second job, both to increase your income and depress your expenditure.
