I have also had unfortunate dealing with this Company, but also with the Tenant. I have reported the company to the Fraud Squad on recomendation of a Police Officer I spoke with over the phone in a nearby Police Station to Canary Wharf.
The Fraud people have sent all details now to the West Midlands Police and I am sure would greatly appreciate anyone else informing them of any other instances.
Paragon have left me with a 5 month rental arrears due from the Tenant. as well as over £2000 worth of damage by the Tenant. They did not do the 3 month check, or anything else in relation to the Tenant. The Tenant paid the first month and a Deposit end of July. I received my first payment end of September less their finders fee etc. £167 total.
I have never had the priviledge of speaking with Davies, he has never returned any calls, or emails and I have even had rude responses and been hung up on by Becky. They can not give you their legal department, or their accounts contact number.
I threatened them via telephone, email, and post, was ignored on all occassions. Told them I was going to report them to the Ombudsman, was just laugh at and Becky said she would look forward to hearing from them. Told them if Mr. Warren Davies did not contact me by the end of the week I would report them to the Police for fraud. Again I was just laugh at and told that they had recieved enough idol threats off me.
In December 2013 I had enough, I placed this with a Baliff Company called Guardian Recovery in Preston, Lancashire. They have found Warren Davies's home address and are purseuing the matter with the Tenants Guardian as well as Davies.
They do the full job, from telephone, letter, door step, to Court. Thought it would be easier than doing it myself and less stressful.
I can not stress enough to report this company to the Fraud Department if you feel they have dealt fraudulantly with you as they have with me.0 -
When the agent receives a payment on behalf of his principal (the landlord), he must pass it on without delay. I don't think that any process the agent might have can reasonably explain more than a week delay.
Any interests the agent might earn by holding on to the money also belong to his principal.
Now of course, the above can change if it is explicitly agreed in the terms of business between agent and landlord.0 -

This matches the address they've given you (keep a record of that correspondence or conversation).
Keep sending at that address with proof of postage (perhaps also keep a copy of the record from Companies House's website).
They can continue to claim they did not receive anything all they want. A judge will not be particularly amused by their claim that they can't receive mail at their registered address.0 -
Also Paragon still have my Tenants deposit which is apparently held in a scheme,
Check all the schemes yourself to make sure it was protected because legally you are responsible for protecting the deposit and if the information was not sent within the 30 days your tenants can sue YOU for not securing it.
You need the name of the tenant, date of the commencement of the tenancy, value of deposit and address, I think.If you've have not made a mistake, you've made nothing0 -

I have also had dodgy dealings with paragon. I had just bought a house and wanted to rent 4 rooms. Out of the blue a call came in from paragon saying they had found 4 girls who needed a house. I thought it was too good to be true, but I met the estate agent up who was really nice and spoke to the girls. It apparently was all signed and sealed...after 2 weeks I demanded a copy of the contract to which the response was "Don't worry Chris, everything is in place and you a legally protected". After another 6 calls still no contract. The girls then withdrew and Paragon agreed to pay me the deposit and first months rent as agreed.
The girls decided to take Paragon to Court....and they then decided they didnt want to pay me until the outcome from the court was reached. I fail to see how this has any impact on the agreement between Paragon and myself.
Since then, Warren Davies has been impossible to contact. I tried calling all of their office numbers today, and it looks like the phones are now turned off. Warren Davies mobile also doesn't work.
I will be taking them to the small claims court....how companies like this exist is beyond me....it really is disgusting.0 -
Just looked at their accounts up unti march 2013. They owe over £3000 in debt. Clearly Warren is a failure. stay clear of this joke of a company.....national PLC my !!!! lol0

Has anyone had any luck in getting their money back from Paragon? Has anyone been able to make contact with them? Or got an address for them? We have discovered they did not register our tenant'a deposit with DPS, which they said they had. We were never able to get in touch with them to obtain ID no. Do we report to Fraud Dept? Tenants have been advised they can claim against landlord for lost deposit plus upto 3 times in compensation. Has anyone experienced this? Seems harsh seeing as the agency took the money and no-one could get any confirmation from them!0

Hi, I am trying to find as many people as possible who have been ‘stung’ by Paragon properties or as they are legally know Paragon Property & Legal Consultants Ltd. I know of a few, all of which paid over a deposit and were told that it was placed in an Insured Scheme but when the deposit was requested back everything went very quiet. What I cannot understand is that if the deposits were insured and placed in a ‘ring fenced’ account where have they gone! I know the bank details and the bank could have something to say about this as well as they have a duty to protect.
When a company goes into administration, dissolved or is liquidated ‘too many’ just walk away thinking they will never get their money - this is not always the case. In this case I believe there is a good case against the directors in person and their personal assets. I want to put Class Action case against the directors in person. I know where they reside and as one of you stated which pub/bar they use often and other details about the company and its directors- it is not easy to just disappear. I have great deal of experience in Debt, Finance and Insolvency law and have a close relationship with a firm of lawyers and have many years’ experience of the law itself. I run a company that helps people get out of debt and also help people get their money back – I am NOT a debt collector.
Therefore if you are interested in joining please reply to this post, I am hoping to get at least 20 and build from there. I am prepared to do a lot of the ground work, which I have already to some extent. There must be, if the information that I have gained is correct, more than 100 who have lost out as they were bragging of completing on around 20 new lets a month( most companies over state their sales and so on) - one month they bragged of over 50 completions. I am also looking at another letting agent on a similar basis. I think about £150.00 per person if I get at least 20 on board - I do most of my work on a fixed price basis
