need help, vendor wants to take wood stove

were buying a house at the mo that has a wood stove in the lounge. when we viewed I commented on it to the vendor, he did not respond by saying "im taking it with me".
now were in the process of buying said property for possibly £5k more than another person offered, and I get to the fixtures and fittings form, and hes been a bit short on details. lots of yes no tick boxes. then I notice wood fuel excluded, hmm, ask the agent if the stove is staying, no hes taking it with him.
well to say im !!!!ed is an understatement, hes 5k better off and is still taking out what I would have thought is a fixture. anyway the agent seems to want us to offer a price for the stove, im inclined to offer him a kick in the head.
am I being unreasonable to assume if I viewed the property and saw a nice stove fitted to expect it to still be there when I buy it? the rest of the house isn't exactly problem free and will need money spending to get it upto standard. also I think he should have put on the f&f form he was taking it, not let me assume it would still be there.
where do I stand on this?

The point of the form is to make you aware of what they are taking and what they are not taking, this is the point where you take all of this into account and do whatever you want to do: reduce your offer, increase your offer, pull out.
Side note, I thought wood fuel on the form (just looked at one today) referred to any actual fuel (eg: a big basket of logs), as the form I saw also included "Oil fuel" and "Gas fuel".0 -
I must admit my first thought it meant the wood rather than the stove. Ask your solicitor to double check rather than rely on the estate agent.0

It's not an unreasonable item to take (unless it is integral to the heating system). It's also not an unreasonable item to demand stays. All in the negotiation.0

I agree with other posters: I have always considered "wood fuel" to be any logs for the fire (not as common these days, but some people have big wood stores for their fire).
See clarification from the solicitor/EA. I would say something like "Our offer was made on the presumption that the wood stove was included in the sale (since it is "fitted"). Can you please confirm this is the case.". Get the answer in writing, confirmed by your solicitor. That sort of wording makes it clear that you would/might consider rethinking your offer if it isn't actually included.0 -
OP - don't get stressed over this, it's all part of the process.
It's wrong for you to assume anything until it's all laid out in the paperwork.
As has been said, make a decision on what you want to do. SOunds like a time for some re-negotiating.

Get quotes for a new one being fitted. probably including a new liner. Then deduct that from your offer. Plus a bit.
Seriously insane if they try to move that on moving day.0 -
I probably didn't make it clear:
he put on the form wood fuel excluded, but didn't state if the wood stove was staying, as the form doesn't have a section for it I guess. I still think he should have mentioned it at the viewing when I commented on it, or put on the form wood stove excluded in like a other items section which I think is on there.
the estate agent has asked him and he is quite adamant it is going, my friend said to check hes not taking the liner with him also.
re the agent. the agent is making me feel uncomfortable over this issue, saying maybe I need to have a meeting with the vendor to discuss the matter, maybe I would pay to have the stove left, and is it worth an £1100 stove to cause problem on the deal etc.0 -

He might be leaving it but he won't care what state it's in when he rips the stove off the bottom of it.
Yes it might be intact, but you'll need a professional to fit a stove and check the liner and they will probably tell you its better to put a new one on.0
