Discharged bankruptcy & tenancy credit references

I was discharged from bankruptcy and my credit file has been clear since September 2013. My credit rating is now high at 951 and classified as good.

I have been renting properties since 2000 but they have always been private rentals. My partner and I are now earning well and want to move to a larger home. This is also a private rental however they have sent us a credit reference to complete.

I thought my bankruptcy was behind me however they have asked the question "have you ever been bankrupt". I obviously want to tell the truth but is this going to jeopardise the tenancy agreement even though my file is clear and my score is good? Does anybody have experience of this?

    Up to the decision of individual landlords and agents. If you stress that since/because of the BR you have not had problem debts, unlike many others that may try to rent from them, that you are probably a better prospect for paying rent and on time than many.

  • The estate agents credit reference checks are a joke and nothing more than a money making scam by them. If you answer yes then you will not even get checked but they will take your money.Its likely you will need a guarantor which you will need to pay more money to also have checked. Its all tied into the landlord insurance which is also via the estate agent as most don't offer cover if the tenant was previously bankrupt (default on rent risk is higher etc)

    The landlord can overrule the reference checks and if they do its likely they will ask for a 2-3 months rent in advance but it all depends on the property you are looking to rent.

  • I was up to my neck in debt when I moved to my current flat. I put all the gory details down on the form & I got the flat. I was only paying £50 more a month than my previous Housing Association flat, and I had not missed a payment with them. I also work full time & have done with the same employer for a long time. However, I reckon it's hit & miss
