I've got a unique problem I need some help.
I rented a property from a letting agency and signed a tenancy agreement plus a standing order for my monthly rent. The agency later told me that they are not responsible for the property's management when I complained about a problem. They then gave me the contact details of the landlord.
For 2 months running no money has been taken from my accounts for the rent.
I have called the landlord on countless occasions and have left messages but I never get replies.
Can some one tell me what could be happening?

I thought a standing order went out anyway.
I'd call the bank & find out what the problem is with the money & strongly consider sitting back & enjoying the free ride. Make sure you save the rent so that if he comes after it sometime you're not caught short. If you can live with the problem, get on with your life, if you can't - call your landlord & leave a message to say you're dealing with it yourself & you'll withhold the costs from your rent.Get a couple of quotes & get it dealt with.
If you don't pay rent for 12 years & the landlord doesn't acknowledge your use of the property you'll get to keep it in 12 years"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.

I've actually checked and cross checked with the bank but no one seems to have made any claim.
I've also left several messages to the landlord but he doesn't appear bothered either.
Surprisingly the landlord is an estate agent in London but this particular property was let to me through a different agency in Norwich0 -
A standing order is your instruction to your bank, nobody 'claims' the money. If the rent has previously come out of your bank account, then the following things are possibilities: the s/o was set up for a limited time which has now expired, or you or the bank has cancelled it for some reason.
If the rent has never come out of your account, then the s/o hasn't been set up and you will need to set another one up. If you have your landlord's bank details, you can do this yourself.
As the agency aren't managing the property, they will not be able to help you with repairs and you will have to contact your landlord. Do you have a postal address as well as a phone number? If so, send a recorded delivery letter outlining the repairs needed.0 -
The agency made me fill and sign the standing order mandate from which my rent will be paid. After paying for the initial rent deposit, damage deposit and administrative charges I signed the contract and moved in. It,s been three months now.
The bank has confirmed to me that they have not cancelled any such standing order. I've also made sure there's enough funds in my accounts to cover for the rent.
I've left messages and my contact details with the landlord countless times but no replies (April 27 TO DATE).
The first and only time I could talk to him was April 21 when I moved in and complained to him about the problems that need fixing in the property. He appologised and said he was disappointed by the agency because he had given money to the agency to sort all those problems out.
He again asked of me that I find some fix all those problems and make sure I'm confortable and invoice him.

The fault lies with your bank - they are failing to pay the standing order.
Why the landlord or agency isnt chasing you for the oustanding rent is another issue."You were only supposed to blow the bl**dy doors off!!"0 -

I'm guessing the standing order mandate was just never forwarded by the agency to the bank.
Probably best to write to the landlord asking how they would like to receive payment0 -
I think you're right.
It's possible the s/o was not forwarded. I'll write to him to find out.
