Building house on site of bungalow: windows/overlooking?

Hi

Hope this is the right place to post.

After a house purchase falling through, we are currently looking at a variety of options.

One possible option MIGHT be buying a nice plot with an existing bungalow on it, demolishing it and building a house on it.

Current bungalow has windows on all sides (including dormers on all sides at roof level and a "roof terrace"/balcony on one side). Current bungalow is close to the boundary on one side, but only takes up about 50% of the width of the plot (so some distance from the other side boundary). The side boundary which is furthest from the house has houses up that side (so their back gardens back on to this side boundary).

My main planning questions are:
- Are we likely to be able to put a replacement house on the plot which goes closer to the side boundary which forms the back garden boundary to the other houses? If we are, what restrictions are likely to be in place?
- Will there be restrictions on what windows we can have where on any new house? On the side that faces the back gardens (even though there are existing windows on both floors and an existing roof terrace that directly faces their back gardens)? On the rear of the house (the garden is very very long - about 200ft - so windows would not overlook properties directly at the rear, but there are properties along the side of this very long garden).
- Will there be restrictions on height of any new house? There is something in my mind about "no higher than existing ridge height"? The bungalow does have two floors, so there is enough height for two stories. Can you also "dig down" (obviously at a cost) to get more "height".

Any advice welcome. Don't want to go to far down the route of thinking about development of such a plot if it is too awkward. The plot was previously "under offer", but has recently returned to the market. I am not sure if that is because of planning issues or something else.

Thanks
QT
