If it was me I would be ringing the EA back and saying to them,
'I have taken your advice and re thought my offer and decided to reduce it back to £91.5k, I do have another property I am planning to offer on at the weekend so come back to me with the vendors decision by Friday, if I don't hear anything I will assume its not acceptable. Thank you'
....... but I am possibly more awkward than most EA's ;-)0 -
Well, I'm also wondering about actually going in to the EA, and sitting opposite them while they phone through the offer. I could bring a good book and sit there all morning...0

Think I'll walk away. Another very nice house on around the corner, with a much more pleasant EA.
Don't be fooled ,any other EA will still not be looking after your interests in any shape or form , play the game right back , whichever house you go forNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

I'm in exactly the same boat as you. I went to see a house last week which has been on the market for a year. It is on the market for 150k and i offered 137k which was accepted. EA said they needed to see proof of funds before taking the house off the market and so over the weekend I sent in bank statements. Anyway when I rang EA on Monday to confirm if they had been received I got told that another higher offer came in at the weekend and that I had until Thursday 5pm to let them know if I would increase my offer or else house would go to the other buyer.
I am not in a chain and its a cash purchase but EA said vendor just wanted the highest prie possible.
I have no idea what to do now as I really like the house and don't want to lose it.0 -
tell the ea your offer is as originally stated , reaffirming your position , and in the meantime , book a viewing at an alternative house

Do you have the vendor's phone number? Are they in the phone book or online?
No harm in giving them a ring, say that you don't have confidence in their agent passing on your offers etc etc and see what they say.
You have to remember though that the agent isn't working for you, they're employed by the vendor.0 -
Hi yes in hindsight maybe I shouldn't have sent the statements in but at the time i thought they would confirm that I can only offered to pay 137 and no more.
I am thinking of going round to the vendors house this evening so i will let you knnow what happens.
It's the second time that this has happened to me only difference is that last time EA didn't even bother to tell me that house had been sold to someone else until I rang in to get vendors number to sort out solicitors etc.
At what point do EAs have to take house off market? Or Maybe they are just following protocol and Ive been unlucky twice?0 -

The ea/vendor doesn't have to take the property off the market at all, it is entirely between the vendor and buyer whether it comes off the market (SSTC).0
