i have posted this on the Conveyancing warehouse thread (as they are doing our purchase) but thought i'd add it here to. so apologies for repeating myself, but need some advice.
Thought everything was going fine until today!
We are near completion. just been told TODAY that the house does not have building regulations (the vendor is paying the indemnity insurance though).
Now i dont know what the impact of this is but im sure i'll find out. Th extension is 10 years old.
The other thing-when i went onto the CW site-i was quoted £601 for a purchase. Got an invoice through today. £757!
Now that is £150 difference. I dont get it. When i compare the website prices with the invoice-everything seems to have gone up-the legal fees, search fees, land registry fees etc. And there is a disbursements VAt exempt fee-what the hell is that and why was this not included in the quote??! Im not impressed-its £194!
what do i do? i ws under the impression that i would be paying £601 because thats what i was quoted and i double checked that with them when i rang. It has been a straighforward purchase-was getting worried cos things were going too smoothly!
Please help!

The building regs issue is nothing to worry about as long as your surveoyr is happy that the building is sound. The indemnity insurance is useless as there is nothing for it to protect you against; building control can no longer ask for the extension to comply with regs, but it saves any questions when you come to sell at least. If you were being asked to purchase it, I'd say don't bother - it's an entire waste of money.
Do you have a copy of the original quote from CW or even if you don't, could you simpy not complain! If you're nice about things, people usually oblige, especially as the total cost has not been set out properly for you fromt he outset.Everything that is supposed to be in heaven is already here on earth.
