    Not sure where Marco is, but it's common practice in England as well, that on new builds the developers insist on an exchange within a month of the deposit being put down, otherwise they'll release the plot/keep your deposit and not let you e.g. make amendments to the build/choose fittings.

    Might not be the case for all builders, but it was with every one that I spoke to when moving - absolute pain when downsizing as you don't even have the option of using part-ex as a backup.
    I really must stop loafing and get back to work...

    morning all, yes 28 days exchange is the normal lengh of time in order to gain incentives. the main reason being that if you want your choice of tiles/ colour/type of kitchen units etc we like an exchange first, otherwise the home has become personalised and maybe difficult to sell if you back pedal,you may have good taste but maybe not, if they want 28 days exchange and your not sstc and not exchanged, not doing p/x, you are not proceed-able so how did you reserve this home?
    Plus, how come no incentives in this difficult market?Must be scotland.
