Not obviously pregnant yet no but they're asking how many people will be living in the house, if I say there's just me, my partner and my son they'll be thinking well why do they want a 3 bed house?
You are over thinking this and giving too much detail before you've even seen any properties. There are times you give the full story and times you stick to the minimal facts only. Letting agents are just a go-between and the info you put on the credit check and other official documents is when you tell the whole truth, but only the whole truth they ask for so don't volunteer additional info that puts doubts in their mind.
Ring up and ask a for three bed properties on their books. They ask how many people and you say three. They ask for income you tell the the family income. They ask whose working, you say one is full time and one is stay at home parent (possibly avoid the word student as you're young as well but I wouldn't think this is a material omission as the fact is they are either earning or not and you've not lied about this). Don't volunteer you're pregnant, why would you it's not their business. I'm assuming you've factored the financial implications into your plan for affording rent and bills over the next year, particularly as although you are looking for a bigger property you are only increasing the rent you'll be paying by a minimal amount. Avoid giving specific ages before you've even seen properties if possible, just say mid or late twenties as you'll put the correct dates on the forms. Then tell them you've been in your current rental for x years with a fantastic landlord and good reference. If they ask why you're moving then, tell them you want more space and a garden for you child, so they know it's not because of problems with your landlord.Don't listen to me, I'm no expert!0
