I was charged just over £5 for it on my purchase last month
i still have no real idea what it's all about, finding out would have been a lot more than £5 worth of effort0 -
We're paying £35 for it. Begrudge this extra cost but in the grand scheme of things it's a small price to pay.0

as I understand it the chancel fee can be added in the gap between exchange and completion - if it has been requested yet not applied - at exchange -there is a tiny risk of it being there at completion - i'd have thought it rather unlikley- but if the fee is £5 - in the grand scheme of things -its tiny

Chancel repair liability where it exists applies to specific plots of land not to all land in an ancient parish. In most cases where insurance is or has been sold it is totally unnecessary because the search has been conducted incorrectly. A first stage search identifies the bare possibility of a liability on some land somewhere in the parish; the next stage reveals whether there is a continuing liability and the specific plots to which it attaches, or whether liability has been extinguished. Occasionally the liability is of a type that can be exchanged with another plot so a much more complicated search is necessary. Insurance probably worth while if a complicated search is required, though these are the cases where the liability is often already registered on the deeds (as it was in the infamous case of Aston Cantlow, where people forget that the huge bill was mainly legal fees, not the amount required for the chancel).0

The legislative change you refer to was made in 2002 with 12th October 2013 being the important date thereafter.

We had never heard of this before we got our contracts to sign to exchange, we looked into it and have paid £37 insurance which our solicitor sorted out for us0
