EAs cancelling appointment before you can view

Where I live there is a buying feeding frenzy. I am getting increasingly annoyed by EAs who tell you that you can't have an appointment to view in a week and then phone and say the property is sold.
I am aware there has to be a cut off somewhere and the EA works for the seller but I also think that once an appointment is booked they should honor the appointmentent, limit the appointments if needed simply by saying that they are taking no further viewings.
EAs will say they are taking instruction from the vendor but in truth they influence the vendor so hide behind this. How do they know they have got the best price if they haven't shown all those booked?
I truly believe the EAs are feeding the frenzy, any opinions or anecdotes.

If viewer number one makes an offer which is acceptable to the vendor, they would normally stipulate that the property is removed from the market and no further viewings should take place.
When you make an offer are you going to stipulate that too, or are you going to suggest the vendor carries on accepting viewings to give them a chance of a better offer than yours?
The EAs responsibility is to find a ready willing and able purchaser, only the vendor can decide if the offer from such a person is acceptable to him.I am a mortgage broker. This happened a couple of times to us when we were on the market last year. I remember we lost out on a new build because the EA booked us on a Friday to view, the day it was supposed to come on the market. But his colleague started showing other potential buyers a few days earlier, one who offered on the same day!
We changed our strategy and always aimed to view a property on the day or day after it comes on the market, even if we had to view during our lunch breaks!0 -

Happened to me numerous time when i was buying end of last year in South London, was so frustrated each time it happened. But as they say everything happens for a reason and we found our first home not long after many cancellations but that was only by chance as was driving down the street we liked when the 'for sale' board went up! It's happened to me too. Now I go in every day or every other day and ask 'Got anything coming up?' This means I get to hear of something before it's properly advertised and get to see it first.0

you are clearly not working in an area with a feeding frenzy. recently a property I was interested in came on at 215k. A similar house sold a year ago for 170k. After about 10 offers it sold for 250k, 40% higher than a year ago. Why would anyone in those circumstances accept the first offer which was probably asking price!0 -

When I was looking a few months ago it was within hours. I couldn't get anything listed during the week. I ended getting my property now because it was listed on a Saturday and it was on the same street as where I was. Still had a queue of people and had to view it with others.0
